Over thirteen years of experience I have seen many things. The list below will be obvi to many, but listed here allows me to vent even
Why is the agent promoting your house for sale in July with a primary picture that has snow in it? This is WISCONSIN not Alaska!
Please remove Fido the dog from your pictures.
Why didn't the agent get out of the car for that picture...we can see the left rear view mirror!
If using a limited service real estate company, please don't only offer 2% compensation to the one agent to do the work of two agents...at least take the advice of syndicated radio personality Clark Howard and "always always offer no less than 3%." That fee is split with the broker so don't think the agent makes the total.
Remove the drum set from the living room for the duration of marketing the home for sale....please
If you know about the showing in advance of 24 hours, please be carefdul with slow-cooking a roast while a showing might take place. Not everyone likes that smell...especially vegetarians.
Do not have an air freshener plugged in to an outlet in every room...clean the carpets and consider keeping the pets in a more limited location.
Smoking costs a seller big buck$.
Be careful declining showings as a seller...you do not know when the next one will happen.
Don't have a SOLD sign placed up until the home is actually SOLD. Have your agent collect phone numbers of additionally interested party's even after loan commitment is in....strange things DO happen and the only person a SOLD sign might help is an agent that wants to show off.
When selling your home, if the 'main' bedroom is on the main floor, make sure your agent properly promotes the home within the local MLS as having a 'main floor master suite' or similar.
It does not have to have a master bath, but buyers definitely show preferences to main floor bedrooms that are the largest bedrooms in the home.
Do this EVEN if it is a ranch home where it is obvious. Computer software and searches by buyers could miss your ranch style home if such a box is not checked during the data entry part of your homes addition to the MLS.
When selling your home be very careful in choosing to place political signs of support. There is the potential of upseting 33% of the general public as they pull up for a private viewing.
It is your goal that a person approaching your house wants to call it thier home. If they do not have rose colored glasses going in, they may not have such coming out.
I realize this may upset some who are strong supporters of one person/thing or another, but is it your objective to get the home sold during that 4-6 month period of dispalying an additional sign?
